How Your Rental Payments Are Managed

RENTAL PAYMENTS – PROPERTIES MANAGED BY THE RENTAL SPECIALISTS

The Rental Specialists accepts rent payments from tenants of properties managed by The Rental Specialists by direct debit only.

The Residential Tenancies Act says requires that an agency or landlord provides a method for a tenant to pay their rent that doesn’t incur a cost to the tenant (other than usual bank fees) and is reasonably available to the tenant.

Providing direct debit facilities, from a tenant’s bank account, to all tenants to pay their rent fulfils this requirement.

There will be no cost to a tenant to pay their rent by direct debit from their nominated bank account, no cost to set up, and no cost to run.   There are, however, fees attached to direct debits from a credit card and these are payable by the tenant.

There are fees attached to all failed and/or dishonoured direct debits.  These fees are levied directly by the third party payment processing company.  There may also be fees levied by the tenant’s bank for any failed and/or dishonoured direct debits.

Water usage bills will also be paid by direct debit.

The Rental Specialists does not accept cash.

 

It is important to note;

  • We debit tenants bank accounts once each fortnight. Once set, our system does not provide for any variations from this routine (eg, change debit day or frequency or amount) and, with the exception of tenants who choose to pay their rent per calendar month, any requests for a variation are unlikely to be approved

 

Once direct debit arrangements have been put in place for the payment of your rent it cannot be altered without our express written approval.  Two weeks’ rent will be deducted from your nominated account each fortnight.  If your account has insufficient funds to meet the rent payment your account will be debited with a dishonour fee by your bank or credit union.  In addition, you will be required to pay any dishonour fee levied by our bank or third party payment processing company.

Where you have elected to pay your rent on a calendar month schedule, one month’s rent will be deducted from your nominated account on or around the same day each calendar month.  If your account has insufficient funds to meet the rent payment your account will be debited with a dishonour fee by your bank or credit union.  In addition, you will be required to pay any dishonour fee levied by our bank.

It’s a requirement that you provide an original bank statement relating to the account from which rent will be debited each fortnight (or calendar month) when completing the Direct Debit Authority.

 

If, for any reason, you have to pay rent directly to our office during your tenancy we will only accept payment by Bank Cheque.  In each case such cheques are to be made payable to The Rental Specialists Trust Account.

WOULD YOU PREFER TO PAY YOUR RENT JUST ONCE EACH CALENDAR MONTH?

No Problem!  In fact, we prefer once per calendar month payments too!  And so do most of our tenants.

If you would prefer to pay your rent once per calendar month please let us know and we will make the necessary arrangements for this to occur.

 

INITIAL RENTAL and BOND PAYMENT – PROPERTIES NOT MANAGED BY THE RENTAL SPECIALISTS

From time to time a landlord will engage The Rental Specialists to lease their property but will manage the property and tenancy themselves.  This is known as a Lease Only service, or Casual Letting.

If a property is a Lease Only or Casual Letting and the tenancy will be managed by the landlord directly, we’ll let you know this at the time of your inspection of the property.  If you become the successful applicant we will discuss arrangements for the payment of your rent and bond prior to your signing your lease agreement.
