One thing that creates a lot of confusion and concern for property owners is normal wear and tear. Just what is normal wear and tear?

Quite simply, normal wear and tear is the natural degradation of an item that is not caused by negligence, abuse, misuse, or carelessness.

So if an item is being used as it’s supposed to be used, over time it will degrade. That is normal wear and tear. Normal wear and tear can’t be claimed back from a tenant during the course of their tenancy.

Normal wear and tear is simply a fact of life that we all need to live with. Carelessness, abuse, negligence can be claimed back from a tenant.   

This can cause some disputes during and at the end of a tenancy, however, a good property manager will be able to assist navigating that and negotiate between the parties to arrive at an appropriate compensation of an item, should it be justified.
